Do some analysis of the backlinks that come into the site. These are links from other sites directed towards your potential site. They are basically votes that Google uses to determine if your keyword should rank and get a high position in the search results.

Once you have your research done and have identified a good site to buy, then you can either let it coast and collect the revenue until you decide to sell it, or you can put some work into it to grow the revenue so you can make a return on your investment sooner.
